A cost segregation study identifies asset components and their appropriate depreciation treatment. IRS Publication 946 describes 100% bonus depreciation for certain qualified property acquired and placed in service after January 19, 2025. Eligibility depends on the asset and applicable rules; this does not mean an entire property purchase is immediately deductible.

Does a cost segregation study guarantee a current-year deduction?

No. Asset eligibility, timing, elections and the taxpayer’s deduction limitations must be evaluated. A study supports classification; it does not establish that every resulting deduction can be used immediately.
